4 simple steps

How It Works

From first call to leads in your pipeline is usually about a week.

1

We check your market

If 3 investors are already running there, it's closed. You'll hear that on the call, not after you've paid.

2

We write your story

A short interview about your background and how you work, turned into ad copy in your voice. Live in about a week.

3

Leads land where you work

Straight into your CRM, inbox, or phone as a text. Whatever you'll respond to fastest.

4

You call, we adjust

Tell us which conversations were worth having. That goes back into the targeting and the qualifiers.

Why these leads are different

Your Ad Is Personal. Not More White Noise.

"Cash offer. Any condition. Close in 7 days." Every investor in your market is running some version of it, and homeowners have scrolled past hundreds, alongside the postcards, the robocalls, and the texts from numbers they don't recognize. At that point the ad isn't persuading anyone. It's white noise, and you're part of it.

What we run instead is a hyper-personalized ad that introduces you. By the end of it people feel like they already know you, like you, and trust you, so when you call, they're glad it's you on the line. You're in an entirely different category from every other investor chasing the same homeowners.

"These leads actually answer the phone, and they actually want to talk to us. Our contact rate is higher than anything else we've bought. Our cost per acquisition keeps getting better the longer the campaign runs, too." Travis L., Phoenix market
☉

Written in your voice

Your name, your history in the market, your promise. Not a template with your logo dropped in the corner.

⚑

Territory protection

3 investors per market maximum, so our own campaigns aren't bidding against each other for the same sellers.

✎

Real qualifiers

Situation, timeline, condition, and property details before the lead ever reaches you. It costs us volume on purpose.

✉

Exclusive by design

We never give your lead to another investor, and we couldn't if we wanted to. The homeowner reached out to you personally, by name.

⚖

Transparent pricing

One-time setup plus a flat per-lead cost. No ad spend markup hiding somewhere in the invoice.

↻

Improves as it runs

Your notes on the calls feed back into the targeting and creative. Cost per acquisition has kept dropping the longer these campaigns stay live.

Who this is for

Built For Experienced Investors

The leads are homeowners with a real problem. What turns one of those into a deal is your process: how fast you respond, how you evaluate, and how long you stay with it.

Experienced Investors

✓Ideal fit

  • Wholesalers and flippers with closed deals behind them
  • A follow-up system already in place: CRM, cadence, someone accountable for the callback
  • Able to structure creatively, not just make a cash offer
  • Licensed agents who can also list a home when that's the better answer

Beginners & Intermediates

✓Still welcome

  • Early in your deal count, or working without a team
  • No follow-up system yet, or calls handled whenever there's time
  • One exit strategy available, cash offers only
  • Wanting to start small before committing
If you're in the second column, you're still welcome. Just go in with clear eyes. The leads are identical either way. What differs is what happens after they land: an investor with 50 seller conversations and a dialed-in follow-up process will convert more of the same leads than someone still building both. Your results ride on your systems more than on anything we hand you. That said, we think you'll be very happy with these leads.

Pricing

All Of It, Before You Get On A Call

No packages to decode. You pay to get the campaign built, then you pay per lead.

$500+

One-time setup

Market research, creative, qualifiers, and standing the campaign up. Higher in a few markets that need more custom work.

$95–125

Per lead

Depending on your market. Denser, more expensive metros land at the top of that range. Ad spend included.

30

First batch minimum

50 is where we'd rather start. Below 30 the sample is too small to tell you anything. You'd be judging the campaign on variance, and so would we.

Once we've worked together and there's real trust in both directions, some clients move to a pay-per-deal arrangement instead. That's a conversation for later, not for the first call.

Questions

Frequently Asked Questions

Are the leads exclusive to me?
Completely. We never give your lead to another investor. Not a second buyer, not a backup, not after a week of no contact. You are the only real estate investor who will ever work that homeowner. The cap of 3 investors per market is a separate promise on top of that: it keeps our own campaigns from competing for the same sellers.
What does ad spend cost on top of this?
Nothing on top. The per-lead price includes the media. You're not funding a test budget or handing over a credit card.
What counts as a lead?
A homeowner who has given us their property details, their situation, and a working phone number, and who passed the qualifying questions. We'll walk you through the exact questions on the call.
Whose name goes on the ads?
Yours. The ad is written as a first-person letter from you: your background, your years in the market, your promise, your phone number. That's what makes it land, and it's also why the leads can't be shared with anyone else.
How are the leads generated?
Facebook, currently. The creative is a personal letter rather than a cash-offer pitch, which is what makes the contacts warmer than most paid seller leads.
Can I pause?
Yes, with a few days' notice. Your market stays held while you're paused, within reason. If it stretches on we'll talk about releasing it.
How long until I know if it's working?
Think in sample size rather than weeks. The more leads you work, the better your odds of hitting a genuinely big one. One of our investors found a deal worth about $200,000, and that came roughly 4 months into working with us, not in the first batch. Judging the campaign at lead 7 is how people talk themselves out of something that was doing fine.
What's the replacement policy?
If a lead clearly submitted a fake name or fake contact info, we replace it. In practice that rarely comes up, because every lead goes through one-time password verification before it reaches you. Beyond that, there's no replacement process. These are verified homeowners who raised their hand, and whether a conversation turns into a deal is the part that's yours.
What if my market is already taken?
We'll tell you on the call and add you to the list for that market. If one of the current investors pauses or drops, you get first refusal.

Is Your Market Still Open?

Twenty minutes on the phone. We'll look at your market, what you're paying for leads now, and what you do with them once they're in hand. If it's not a fit, you'll hear that on the call rather than in a follow-up sequence.

What we cover on the call

20 minutes, no deck.

  • Whether your market is open, checked live
  • What you're paying for leads now, and what you do with them
